Numbers you can defend to your lender

  • ARVs from real sold comps. Maxwell is a licensed Texas agent (eXp Realty) with MLS access — the after-repair values are grounded in what retail buyers actually paid, not wishful averages.
  • Ranges, not point estimates. Rehab and profit are quoted as ranges because that's the honest shape of a renovation. The buyer sheet shows the assumptions.
  • Comps included, so you can check us. Every buyer sheet ships with the comparable sales. Verify independently — we expect you to.
  • Disclosed structure on every deal. Our property, or our contract sold by assignment (Texas Property Code §5.086) — the buyer sheet says which, every time. We act as principal, not as your agent.

How do I see the numbers on a deal?

Request any deal with your name and phone — the full numbers (ARV range, price, rehab range, projected outcomes), every photo, and the buyer sheet PDF unlock immediately, free. No qualification call required to look.

Where do your deals come from?

Direct from Houston-area sellers — off-market houses we put under contract or buy ourselves. They are not on the MLS, and the price has no retail markup baked in.

Are the ARVs and rehab numbers real?

They're our estimates, reconciled to real sold comps before we publish — Maxwell is a licensed Texas agent (eXp Realty), so the ARVs are grounded in what retail buyers actually pay. Verify everything independently; the buyer sheet includes the comps so you can.

What is an assignment, and is that legal in Texas?

On some deals we sell our position in a purchase contract (an equitable interest) rather than the house itself — standard in Texas, and disclosed under Texas Property Code §5.086 and Occupations Code §1101.0045. The buyer sheet states exactly what is being sold on every deal.

Do I need proof of funds?

To look, no. To go under contract, yes — cash or hard-money proof of funds keeps the process fast for everyone, and it's how we keep deals reserved for buyers who can actually close.
